I liked the property it looked like the pictures
The property looked like the pictures there were a few things such as the ice maker not working but overall wonderful staff great location I would recommend and stay again. Clean and peaceful villa

Yes the machine of the refrigerator is disconnected because the water in Cancun is not potable and is the way that the refri works. For that reason we leaved an ice bag.

Too many rules and hidden fees
Upon arrival we were told that we would have to leave a $2000 pesos deposit (around $100 dollars) in case used too much electricity and at the end we used more electricity that we were supposed to and they kept the deposit. The condo is ok, the area is great. I wouldnt book this place again.

Clean, big and in a perfect location
We just returned from a 10 day trip and it was perfect. The condo is so clean and plenty of room for the entire family. The house has everything including bottled water. Daniel was extremely accommodating and responds very quickly. We made travel plans through his wife which was a bonus. I have stayed at many VRBOs and this was the best one yet! If I return to Cancun, I would stay here again without hesitation.
Is great know that you enjoyed your vacations. Was a pleasure that you stid in our Residence.

Great Bachelorette Vacay!
We enjoyed our stay here. Bezo and Maria are amazing!!! Take advantage of the personal chef option for at least one meal. We did for breakfast and it was delicious!

Fantastic home. The staff were great and the owner was responsive to any and all questions.
Was a wonderful place. Easy access to the beach. I would certainly use this place again in the future. This home is fantastic. Only surprise was the deposit for power. The deposit amount may be somewhere on the website but I could not find it. It’s 100 US dollars only. The owners cover 10 US a day for power. The deposit is if you go over that amount. I certainly understand the need for this deposit. It is warm and if you leave all the air conditioners in every room on while you are away, the power consumption would be costly. We used the air at night and left windows open during the day. My deposit was returned in full at the end of the stay. I only mention it because I was surprised by it. Luckily I had US dollars with me.
I would recommend to this place to anyone looking for a luxury home for vacation in Cancún. Everything you need for the beach is in the house. Including a coolers and chairs and Umbtrlla.
People do live in this complex so partying after 10 PM is not allowed at the pool. Restaurants are a little ways of a drive. All hotels in the area are all inclusive so you can’t eat at the restaurants. All needed items to prepare your own food is provided.
Onsite staff were great and friendly. Security onsite is great. Was nice to be able to leave the key with security so you didn’t have to make sure everyone arrived at the same time everyday.
I highly recommend the home. Easy to book and the check in and out process was easy as well.

About the electricity all terms and conditions are in the web site, and are in both sides.
One in the description and the other one before your accept to reserve the house is Accept Terms & Conditions, and is the Rental Agreement, you have all details there, so is nothing that wasn't clear. As your experience usually what we cover is OK to have a very relax time in the house with AC, the problem is when some people leave the house all day with windows and doors open and all the AC working for nothing.
Lance on the back of the complex, walking only one block are the best restaurants in the hotel zone, you have Puerto Madero, Harry's, Cenacolo, Rolandi, etc.. meat & sea food, pasta, etc... for the other side you have fast food, Mac Donald, Domino's Pizza, etc..
Ok next time for sure you can find all this places, was a pleasure that you enjoyed with us.

It was good but there was one BIG issue
I'll start with the positives, as there were many. Great location with easy access to a small public beach. Property was very secure, felt safe during stay. Complex was mostly quiet, family friendly and pool area was a great place to kill some time with the kids. Property was as expected and everything was mostly in good order. Property managers were nice and readily available but they couldn't assist with the BIG issue.
Now, the BIG issue: The entire house seemed to leak when it rained! Just about every window or glass door seemed to allow water into the house. I'm not talking drips of water, I'm taking large pools of water! The rain only lasted about 2 hours (granted, it was coming down pretty hard) but it didn't take long to have huge pools of water throughout the house. We called property managers and they said there was not much they could do. There was no way to stop the leaks so they told us to use the pool towels to soak up the water and keep the water "contained". We did as recommended, expecting that they would replace the towels when they came to do a cleaning, on the next day. When they came for the cleaning, they told us they would not be replacing or even washing the towels. They said they would just hang them out to dry for us. Keep in mind, these towels sat on the floor, soaked in water, for a whole day....this all happened the second day we were there, and we were still going to be there for another 3 days, so we ended up having to wash the towels ourselves. Which, of course, added to the electric bill (that you are on the hook for)...plus, who wants to do laundry on vacation?! Not to mention that certain parts of the house suddenly became off limits.
I was told that they would be repairing the leaks once we departed. I would say that, if they did, I would definitely stay there again. It really was a good place with plenty of space for a large group. Internet worked great and the A/C's were super.

I want to be clear about your comments: We are renting this house for many years, we have 5 star reviews, and never had any problem of that things you mentioned.
The problem was during your stay in Cancun was 2 days 24 hours raining, like a tropical storm and is not any house or hotel 1 or 5 star quality can't support without any water filtration, for that reason we have special anticyclonic curtains, that we must shut down when the weather is like that.
We do apologize for the inconvenience, that is not really under our control although we will definitely check that problem right away! and yes towels should have been replaced or washed by our staff due to that situation, we were out of the country at that time and not aware of that! So thank you for sharing!

IMPORTANT: Rental price includes, gas, cable TV, internet. Maid service is included one time for minimum stay of 6 nights, for 7 nights and up is included change of towels and blanks. If you wish to hire more days of maid service, there is a charge of USD 30 per day (maximum 2 hours). We provide 2 bottles (equal 10 gallons) of water during your stay without any cost. Electricity: THE RENTER must leave a deposit of USD 100 in cash at the check in, for electricity consumption. Electricity can be expensive, so USD 10.00/daily will be covered by owner. Thereafter, final meter reading will determine your balance, if any. If you don't have any extra consumption the deposit will be refundable at the checkout or the difference. If you use the AC in a regular way (no windows or doors open during the AC is working) and switch off the AC when not in the room or leaving the house, what we cover is more than enough.
