- Must clean all dirty dishes prior to departure, linens can be left on floor and will be cleaned prior to next guest and wet towels left in bathtub before departure. NO PETS Allowed on property. NO SMOKING INSIDE AT ANY TIME. CREDIT CARD WILL BE CHARGED $350.00 FOR VIOLATIONS OF THESE RULES AND TENANT WILL BE ASKED TO LEAVE. Each tenant/guest is responsible for his/her items. Use of property, pier and boat slip are at own risk. Swimming at own risk. Tenant/Guest is responsible for themselves, children and their guest. Owner will not be liable and excepts no responsibility for accidents or injuries to any guest or visitors. Checkout or late departure (after 11:00 AM) will be charged $50.00 per hour late fee. This is done to make sure cleaning can be completed prior to next guest arrival. No refunds on early departures. Deposit will be applied to reservation. A per person charge for any more than 4 guest. Fireplace operated 9/15/14 - February 2015. Cancelling before 15 days forfeits advance deposit. Travel protection is optional. Any damages or items taken from property will be charged to credit card on file. Deposit will be refunded if property is left as was prior to rental with exception of the usual cleaning. Owner not responsible for items left behind. DO NOT LEAVE CHILDREN UNSUPERVISED! Owner not responsible for renters, children and/or renter's guest. No refund for inclement weather. All payments due at check-in. Only one guest signs lease and will be responsible for payment and other guest or their visitors. If the tenant is not the credit card holder, then documents from credit card holder must be completed and signed before check-in is allowed. Cardholder must sign credit card receipts, an authorization form giving permission for the card to be charged, and copies of credit card front and back, with copy of their drivers license. Please inform owner if cardholder will not be checking in. Children are counted as guest unless under one year of age. Over occupancy is considered a SERIOUS VIOLATION and will result to charges or tenant will be asked to leave and no refund will be given. NO HOUSE PARTIES! No illegal activities on premises will be permitted. No non-paying guest overnight. No disturbing the neighbors and loud behavior. Any unauthorized pets tenant will be asked to leave with no refund. No movement of furniture. If owner pays to have furniture moved back any cost will be charged to tenant or taken from deposit. Tenant may be prosecuted if damages exceed $250.00 Owner reserve the right to determine maximum occupancy. Malfunctioning equipment will be reported immediately to owner! Minimum age of tenant is 25 years. Occupancy is limited to number as stated herein. Violation of this provision will result to immediate eviction without refund of any monies. All monies received will be deposited in a non-interest bearing account. Confirmation of deposit of rental rate is due, along with signed rental agreement. Remaining balances due in full prior to stay. Amount of security deposit will be refunded if no damages or missing items within 10 days of departure and inspection of property. Tenant shall pay all damages in excess of security deposit. Check-in is between 3:00 PM and 8:00 PM. Please inform owner within one hour of actual time to allow access to property. Checkout is at 11:00 AM. No keys will be issued to property. This is a keyless entry system and will require a 4 digit pin code. Tenant will be assessed a $40.00 charge for lost or not returned key to re-key the property if any key is issued. Tenant acknowledges that the rented premises is a privately owned dwelling and owner shall not be responsible for providing any additional furnishings or equipment not available presently in the rental property. Every effort will be made to secure timely repairs, in event of major items or equipment malfunctions. No rebates will be granted. Personal items left behind by tenant after check out not the responsibility of owner/agent. Owner agrees to provide rental of premises in fit and habitable condition. Tenant's agree to keep premises as clean and safe as possible. Causing no unsafe or unsanitary condition. Owner will provide general cleaning at departure. Tenant is required to wash and put away dishes, place all trash in containers, place all soiled linen in one stack in bathroom and make certain all doors and windows are locked on departure. If additional cleaning is required to ready the next tenant rental as a result of guest stay then Tenant will be responsible for payment of additional cleaning fees at owner/agent's discretion. Smoking is only permitted in smoking areas outside of property ie open air patio, deck or screen-in deck. Cigarette disposal containers are provide and should be utilized. No smoking is permitted inside rental at ANY time. Additional charges will be placed on credit card if found that tenants violate ANY SET rules. Inside property is SMOKE FREE! Tenant agrees to hold harmless to indemnify and hold owner free of any liability for personal injury or property damage sustained by any person including tenant's guest as a result of any cause. If tenancy created here under is for 30 days or less, the expedited eviction procedures set forth in Vacation Rental Act will apply. TENANT may be evicted under such procedures if Tenant holds over in possession after tenant's tenancy has expired, commits a material breach of any provisions of the agreement that according to its terms would result in termination of tenant's tenancy; fails to pay rent as required by this agreement; or has obtained possession of premise by fraud or misrepresentation. Tenant acknowledges that the reservation fee of $50.00 is non-refundable and non-transferable. Cancellation if tenant cancels or transfers a reservation a $50.00 charge for cancellation/processing fee will apply within the cancellation period of 15 days or more prior to rental. If cancellation occurs less than 15 days before scheduled arrival and property cannot be re-rented for the same time period, then the entire confirmation deposit is forfeited. For stays of more than 7 days, a 50% confirmation deposit is required. No re-arranging of furniture is permitted. Any locked closets for storage areas are reserved for storage of owner\'s cleaning supplies and not to be included in the rental. Parking is limited to the number of cars as stated in this agreement. No street parking permitted. Breach by tenant may terminate this agreement and no rental fees will be refunded. Tenant will vacate the property immediately.
My Husband and I stayed for a week at Nana's Lakefront Pad. It was a very relaxing time. We only used one bed and it was very comfortable. The kitchen was well stocked with anything you would need to cook in if you wished. We also enjoyed sitting out on the enclosed deck and watching the many species of birds that came to the feeder that was hanging outside. The swing outside was also a place to enjoy a good book or just gaze at the water flowing by down below. The host Linda was very easy to contact.
These were definitely two of the nicest people I have had as guest. They left the home clean. I had my motor on the heat pump go out and they were very understanding. The repairman came the next day and put in a new motor which took about 30 minutes or so. I really appreciate these guys and hope they can come back real soon. Great guest!
My sister and I really enjoyed staying at this property! Good location getting on and off the expressway. ..and pretty quiet for being on the water and so close to the bridge. Felt safe coming and going late.

Wonderful hideaway on the river
This was a great place to spend Thanksgiving week close to relatives in Belmont. Very comfortable.
So very glad to hear they enjoyed their stay. I want all holiday guest to have a great stay. These were exceptionally nice people. I hope they come back soon.
We enjoyed are stay, great location if you are in the Charlotte area. Linda was very helpful with information and trying to make sure our time there was pleasant.
