Mediocre - great location but house needs work for the price!
We did not have a great experience here. We spent half of our vacation fighting a broken AC unit that was clearly a known problem that the owners did not want to spend money to fix. Long story below.
Positives: The location is great. Cove near the main part of the lake. The windows on the main floor and deck provide a great view.
Negatives: Everything else is mediocre. The bedding is pretty terrible. The beds are uncomfortable and many of the sheets were stained. There is a missing light fixture in the kitchen (just a cord hanging down), for example. You can tell the owners don’t go often or love on it.
Our AC battle:
On our second night, the AC stopped working. When we called to inform the company that manages the house, they said they most likely couldn’t get anyone out because it was a holiday weekend (before even trying). We had already looked up multiple 24/7 AC companies nearby, and they told us the owners would rather us leave and not pay the next 3 nights. So instead of even attempting to fix the issue, they wanted us to leave at 11pm with sleeping kids. We are very reasonable people. This is the first negative review I’ve ever written. They told us to be more understanding since an AC issue was out of their control. However, while trying to get it fixed, it was very obvious that they have been having issues for weeks. It seemed like the owners did not want to spend money to fix the AC even though they knew it was working intermittently. We paid a ton of money for a vacation in a house and two of the nights with no AC in the main room. The problem clearly could have been prevented. Not having AC in Texas in the summer is a safety issue especially for our 4 month old baby. Things happen but this one seemed preventable.
The owner of the company who manages it got involved the next day and was reasonable. They had a portable AC for the bedroom to us quickly and did end up calling an AC company out (never got it fixed). The company did their part and although we were upset about the phone call with them at 11pm, the next day they were on top of the issue. We feel the owners of the home are the issue here. They know the AC needs work or replacement.
We have stayed other places on the lake that are much more loved and cared for by their owners. The owners need to sell this great lot or spend some time and money to fix it up for the price.
Thank you for the review. We are sorry that you did not enjoy your stay at the Lake House. Just a few things that we'd like to respond to:
1. We received the call at 11:15pm on a Labor Day weekend. We did attempt to reach an AC company and were told the soonest they would be out would next day. Had we been notified earlier in the day that there was an issue with the AC, we might have been able to get someone out there sooner, or at least had a 2nd portable unit delivered.
2. There was a portable AC unit in one of the bedrooms, which was left there in case it got hot (it has been 100+ degrees most of the summer and ACs are struggling to keep spaces cool – as this review mentions, there are wonderful, BIG windows that provide a great view of the lake, but also let in TONS of sunlight / heat). Had the portable unit been turned on early in the day, the house would have remained cool, however it was not turned on until 11:30pm at night.
3. It was never our intention to suggest that you leave rather than have us address the AC issue - Most companies, once they get your money, it's theirs and you are at their mercy - we were simply letting you know that we would be happy to refund your money if you wanted to leave - we certainly apologize for any miscommunication. We actually offered a refund each day of your stay, however you elected to stay. To suggest that there have been known issues for weeks is inaccurate. We regret that this happened during your stay, but assure you this was not a known issue. We delivered a 2nd portable unit, and we had an AC company on site the next day. Regrettably, it was an issue that could not be fixed at that time, so we again offered a refund, which was declined.
4. There are 5 beds downstairs and all 5 are brand new this season (unfortunately, this home was impacted by the floods last October so all downstairs furniture was replaced). We have received no mention of the beds being uncomfortable, so we do appreciate this feedback - we can certainly get some mattress pads to help. Same with the linens - all new this season and no complaints about stains so again, we appreciate this feedback.
5. The owner is quick to address issues and is working to have the AC issues resolved prior to the next guests. The owner hired a management company to tend to the property, and as previously mentioned, we’ve not received any complaints of bedding or linens. Both of these are easy fixes.

property was great. the addition of a large cleaning fee, some kind of management fee, large credit card fee,damage waiver fee-which I did not ask for, large vrbo fee, and ridiculous taxes, made our rate 60% higher. i will never use vrbo-the hidden fees people, again
We are glad you enjoyed the property. All reservations through a 3rd-party platform are going to have additional charges (cleaning, taxes, platform fee, etc). The Property Damage Waiver is completely optional - that fee can be removed and replaced by a refundable security deposit. Most guests would much rather pay the Property Damage Insurance so it is included as an optional fee.
It is our hope that people reading this review will recognize that the 2-star review was based on (unavoidable) fees, rather than the property itself.

the house was great and a good area. I am still mad at all the fees and crap that are added to the price of the home listed on vrbo. all the fees and taxes made the rate 60% higher. I will never use vrbo again.

We had a wonderful time staying here! The house was clean and stocked with everything we needed for the week. We had a great time swimming off the pier and at The Slab down the road.👍�🏼�😬�👍�🏼�

Great waterfront location!
Our stay was relaxing and fun! Beautiful view of Lake LBJ. The set up downstairs was great for the single adult kids and the top level was nicely appointed for cooking and serving meals. We will rent this place again. Loved the views. Easy place to relax.
