Elegant house; wonderful view.
We loved our days at the Cliff House - so beautiful to be up on the cliff looking out over the sea. The house itself is every bit as lovely as the photos suggest and was wonderfully equipped in the kitchen. Other than a drive down to South Point, we didn't do much touring around the island - it was just too much fun to be cozy in this house and watch the weather come and go. I appreciated the efficiency with which we got directions to the house, how to get in, and what to do when we left. We never did meet the owners, but had no problems.
My husband and I just got done staying at this amazing property. Initially we had a struggle with getting stuff unlocked, but while I was on the phone with a Keith everything “clicked.” Be prepared for the 74 steps to the lanai, but once you get up there it is simply amazing. The are no words to describe the view. The kitchen was well stocked. The bathroom and outdoor shower were great. Yes, you need to haul your trash, but not a big deal. There is no central air, but you don’t need it with the breeze coming off of the ocean. Down below is Pebble Beach and I would recommend reef shoes, as it’s pebbly. To the north, there is a secret black sand beach 10 minute walk on a trail. There is a fabulous hiking trail south off the beach that takes you over the lava fields. The locals are amazing and made us feel right at home and we had great convos with them at the Pebble beach wathing the sunset. We are already planning a trip back and will be recommending Keith and Kelly’s place to anyone who wants a relaxing, amazing place to stay on the Big Island. It’s also a great location to explore the south side of the island.
Lovely home and view -- quiet and relaxing
Peaceful and quiet with an amazing view and gorgeous sunsets. Lovely home with lots of amenities, a beautiful well-equipped kitchen, super comfy bed, and a cool outdoor shower. Was a workout climbing several flights of stairs from the carport to the house but worth it for the great view. Loved hearing the waves crashing on the beach below and watching whales from the lanai. We very much enjoyed our stay.
Thanks for staying at our romantic Hawaiian get-away Pat! We agree it is a very special place and miss the 270 degree coastal views from inside and out every time we leave. It was great to meet you and your husband. Come see us again soon!

It's the way you are treated that is important
The house is in very good shape. Nice kitchen, bath, furniture and lanai and wonderful view. There are little things that got in the way that kept it from being great.
The first thing we noticed were the notes and rules. You can't miss them. In the guest notebook you are told in CAPS at least three different times that trash has to be taken to the collection center 20 minutes away or be charged $10 per kitchen bag. Water is a catchment system and the guest notebook covers conservation as well as notes posted in the shower and laundry. Do not move furniture, remote control replacement, dish breakage fees, etc.
The guest book stated the house was sanitized prior to guest check in and it is to be left clean. Both bedside tables had used contact lenses on them. The microwave had food splatter. The closet blind was damaged. This is normally not a big issue, but with all notes on walls, in the guest book and the treatment by the housekeeping staff read on.
A note in the bath itemized the towels and states guests will be charged for missing items.
Detailed instructions are in the guest book for stripping the bed, washing the sheets, towels etc,dumping any food items, cleaning the kitchen.
The smoke alarm battery started chirping to indicate it was dying. Kelly offered a late check out if we replaced it. Great, we said OK. We put in a battery. The problem arose on the last day. Kelly had not informed the housekeeper. He said leave, he was there to clean. He also said, "Are you taking the trash". The house was totally clean and everything washed. We thought we were leaving in an hour. The housekeeper was abrasive and said he was not informed of a late check out. We asked him to call. Kelly did not confirm our late check out. He said leave. It took us less than 15 min and we were gone, trash too. When I reminded Kelley of her offer she apologized. It was upsetting to have to ask the housekeeper to check with Kelly and then have her forget.
If you stay be aware that there are rules and charges that are not stated in the listing. Everyone should be a good guest and leave the home better than received. It is nice to have the host be clear but the result here was to feel like we were not trusted and needed management. Hosts should state rules and fees upfront and guests chose to accept.
Another guest recommended air conditioning. It is quite hot during the day. Minimal clothing is necessary to be semi-comfortable.
Aloha Stan, we take your concerns very seriously and it is unfortunate that a few "little things" got in your way of a fabulous tropical vacation in our home.
After staying in vacation rentals all over the world, we designed our Hawaii home to be everything we would want in a vacation rental. As for the information provided ALL of our other guests have found it to be very valuable. The tradition in Hawaii is everyone takes personal responsibility for disposal of trash to ensure it doesn't spoil, smell and attract pests in the tropics. The reason we try to make it so clear is so that guests understand trash can be dropped off on their excursions or on their way to the airport.
It's not that we don't trust our guests, we want to ensure the next guest has everything they need to have a great vacation. And with our 5 star rating - we want our home to remains clean, comfortable and well equipped.
We do try to educate our guests on the best way to conserve water, to cool the house with its fans and louvered windows to take advantage of the daily trade winds that blow right through the home which makes it very comfortable most of the time.. We request that towels are returned so that all guests have the comfort of several nice clean fluffy towels.
All charges and rules are indicated in the listing, however, guests are responsible for lost or damaged items. The late checkout request was completely our fault, please accept our apology for the miscommunication and we hope you had a safe trip home and come back to Hawaii again soon.
Beautiful home and quiet community
The Kona Cliff House was just what we were looking for. Quiet, relaxed, a beautiful view and easy access to 2 low-key beaches right within the community. Kelly checked in on us after our arrival to make sure everything was ok and their housekeeper was quick to respond when we needed help finding the replacement propane tank for the grill. The only thing that would have made it better would have been AC for our first hot/humid night, but the mornings were perfect!
